Who needs a Landlord Certificate?
Any property that is rented out on a temporary or permanent basis and has a gas appliance installed needs a valid Gas Safety Certificate, also known as a Landlord Certificate. Whether it’s a whole house or just part of the building, the relevant checks need to be carried out to make sure the occupiers are safe.
Bed and Breakfasts
All these places need to have a certificate of safety issued every 12 months unless there are no gas appliances in the building. The kind of appliances that are regulated are gas boilers, water heaters, gas central heating, gas cookers, hobs and gas fires. It’s important to have these checks carried out on your property for a couple of reasons. First of all no one wants to be responsible for a life-altering accident. A Gas Safety check will give you peace of mind that the appliances you have provided for tenants are up to the job. Secondly, you want to offer your tenants the assurance that you maintain your property and are compliant with the law. Thirdly, you are safeguarding your property and not devaluing it by having faulty appliances that could cause damage.
Not sure if you require a landlord certificate? Ask us the question and we can offer advice following Gas Safe guidelines. That way you will be confident you are doing the right thing.
Landlord certificates in east Suffolk
We complete the relevant checks and issue a landlord certificate in properties located in Ipswich, Woodbridge and the coastal villages of Suffolk. The check involves a close inspection of the gas appliances in a property to ensure they are safe to use. We look at the location of the appliance, the gas supply and the safety of the component parts. Proper ventilation is important too and the correct carbon monoxide detectors must be visible. It’s not about catching property owners out, it’s about ensuring the safety of tenants and appliance users.
Once a certificate has been issued, we will provide a copy for the landlord, tenant and any managing agent that requires it.
